Rental Qualifications
The application fee is $50 per applicant.
Applicants must be 18 years or older.
A resident's monthly income must be 2.75 times the monthly rent.
12 months residence or rental history is required.
Guarantors (Co-Signers) – Applicants who are full-time students and do not make sufficient income under “Income Requirements”, may qualify by having the lease guaranteed by a Guarantor. All applicants residing in the apartment must be full-time students. The Guarantor must have a gross monthly income of at least 4 times the monthly rent and meet all other qualifying criteria. The Guarantor must complete and sign a Lease Guaranty Agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages, for the entire lease term, even if you have roommates.
Yes, a background check will be ran.
Denial of Application - Applicant(s) may be denied occupancy for any or several of the following reasons:
- Falsification of application information by any applicant
- A poor credit rating, including but not limited to high or overcharged balances on accounts, multiple late payments on accounts, and multiple accounts placed in collections, is cause for denial of an application (medical bills and student loans will not be included in the parameters of our screening system)
- An incomplete application by any applicant
- Insufficient income (total of all applicants)
- Criminal conviction history of violent, sexual, robbery or burglary crime committed by any applicant or occupants (including persons under 18) who plan to live in the apartment.
- Some felony and misdemeanor convictions are an automatic denial of the entire application. Please note that this requirement does not consitute a guarantee or representation that residents and/or occupants currently residing in our community have not been convicted of a felony or deferred adjudication for a felony or some misdemeanor.
- Previous bankruptcies must be discharged, applicant must have two (2) years current positive credit history and we will require an additional deposit equal to one month’s rent for any applicant with a discharged bankruptcy
- Non-payment or late payment of rent
- Lease violations
- Eviction
- Drug use or possession
- Poor housekeeping
- Balance due with rental/mortgage history
- Reposessions
- Poor rental history
- Unruly or destructive behavior by applicant, applicant's occupants, or applicant's guests
- Violence to person(s) or property by applicant, applicant’s occupants or applicant’s guests

General Questions
The apartment will be thoroughly inspected, carpet cleaning/replacement as necessary, cleaning and thorough check of all apartment features.
You do not have to be home during the completion of the service request.
We have maintenance available during business hours Monday- Friday (8:30 AM - 5:30 PM) as well as 24-hour after hour Emergency Maintenance.
There are several ways to submit a maintenance request: Online through the Resident Portal, calling the leasing office at 210-492-2555 or sending us an email at [email protected]
Maintenance is available to assist with lockouts for a $50 fee.
Yes! Uncovered parking is all first come first serve. We also have carports, detattched garages and attached garages tied to select homes and available to rent for a monthly fee.
At this time we do not offer permitted parking.
The Pool and Spa hours are from 10am to 10pm daily
Yes! We allow 1 animal per home. Please contact the leasing office for additional pet qualifications
All of our apartments come with refrigerator, range, microwave and dishwashers. Washer & Dryer connections only.
We do not offer furnished apartments. However, you can contact Cort Furniture Rental for anything you may need!
Our goal is to have your application approved and leased signed within 3-5 business days.
There are two convenient ways to pay your monthly rent; Online through the Rent Cafe Portal by checking account, debit card or credit card or by utilizing WIPS, a walk-in payment system partner, several locations available for your convenience. We also offer Flex Payment!
Renters Insurance is required, contact the leasing office for further details on the requirements.
You have the power to choose your internet provider. Our community supports Spectrum, AT&T and Google Fiber
There is an Early Termination clause that would be available to end the lease early. Please contact the leasing office about your specific situation for further information
You would call the CPS Engery for electricity, and the internet provider of your choice. The water is automatically set up and is billed monthly with your rent.
All utilities are separate from rent.
The VIA has a bus stop conveniently located directly across our complex.

Testimonials
I really like where I live! It's nice and quiet plus centrally located. The key to living where it is quiet is being on the top floor, back of building away from parking lot, dog park, etc., and living in an end unit. My master walls are not connected to another unit's walls. Being on the top floor means no one stomping above me! Management enforces noise control as well, but also residents abide by them. Perhaps this management chooses wisely when renting!

Property is very quiet! Easy access to property. Nice amenities with pool and exercise facilities. Maintenance response is generally pretty quick. All staff and maintenance workers are courteous & professional.

What made the final YES decision for me was the many oak trees surrounding the complex. To have that bit of nature brought into the city is so relaxing after a day of work. Sitting on the large balcony in the evening having dinner or even that brunch with friends. The golf course adds that bit of surreal environment.
